WHAT IS A 
ZERO DEPOSIT 
GUARANTEE?

Zero Deposit is a Guarantee for your landlord, which frees up your cash as you don't have to pay a costly security deposit.

The Guarantee costs you the equivalent of one week's rent when moving in.

If you're responsible for any loss or damage, you'll need to pay for it. We use TDS to expertly evaluate any disputes, so you're in safe hands.

HOW DOES 
IT WORK?

BEFORE 
YOU MOVE IN

1. GET A QUOTE

Tell your agent that you're interested in using Zero Deposit and we'll send you a quote.

 

2. REVIEW & PURCHASE

Review your quote, make a payment equivalent to one week’s rent and provide your Direct Debit details for the annual admin fee.

 

3. READY TO MOVE IN!

After purchasing the Guarantee, we give your landlord effectively the same cover as a six week deposit and you're ready to move into your new home.

 

AFTER 
YOU MOVE OUT

1. INVENTORY & CHECKOUT

Inventory and check out is completed as usual. The Guarantee will expire if there are no disputes.

 

2. DISPUTES SETTLED OR EVALUATED

If you can’t settle a dispute with your landlord, the evidence will be sent for expert evaluation by TDS, who have over 10 years experience settling end-of-tenancy disputes.

 

3. CLAIMS RESOLVED & SETTLED

If found in the landlord's favour, we settle the claim with your landlord and recover the costs from you, along withany debt recovery costs. Non-payment may impact your credit history.
