Rent Guarantee – Clear and Transparent

  • We do not provide insurance products
  • Any rent guarantee or rent protection is supplied by a separate third-party provider
  • We act only as an introducer and administrator

This transparency protects you and ensures you know exactly what you are buying, from whom, and on what terms.


Fees – No Smoke and Mirrors

Our fees are:

  • Clearly set out
  • Explained before instruction
  • Charged in line with the service provided
  • Inclusive of VAT unless stated otherwise

Management fees are typically charged as a percentage of rent, subject to a minimum monthly charge.
Additional services (such as notices, inventories, or emergency call-outs) are only charged when required.

You will always receive clear rent statements showing income and deductions.


Inspections – Practical, Not Performative

Rather than rigid “tick-box” inspections that drive tenant turnover, we operate a risk-based inspection approach.

This allows us to:

  • Monitor property condition effectively
  • Identify issues early
  • Maintain good tenant relationships

Written inspection reports are available on request or where risk, compliance, or lender requirements demand them.


Maintenance – Sensible Control

We are authorised to deal with routine repairs up to an agreed limit without delay.
This avoids unnecessary disruption and protects your asset.

For larger works:

  • We consult you in advance wherever possible
  • We obtain quotes where appropriate
  • We supervise works professionally

In emergencies, we act immediately — because that is what good management requires.


Ending the Agreement – Fair and Reasonable

We do not trap landlords into unworkable contracts.

  • Either party can terminate with two months’ written notice
  • If termination occurs during an active tenancy, reasonable handover costs may apply
  • Any such costs are evidenced and capped, not punitive

This structure is designed to be fair, transparent, and compliant with modern consumer standards.

We operate a formal complaints procedure and are members of an approved redress scheme.
