Our Letting Packages

1.Tenant Find

One off cost of One full month’s rent. Minimum fee of £500

 

This is our basic service level where we will find you a suitable tenant. This entails taking professional photos, designing floorplans and advertise it where it will gain most traction. We may also arrange and attend viewings, conduct references and Right-to-Rent checks, set up the tenancy agreement and create an inventory. With a tenant found and a move-in date established the rest is up to you the Landlord.

 

2.Rent collection

This service is a fixed 10% pcm of the rent with a £240 tenancy fee at the start.

 

Our rent collection is part of the tenant find service. We will collect and handle the legal requirements over protecting the deposit and collect the rent from the tenant. We will also chase up any rent arrears, serve notices and be on hand to advise you should tenants continue not to pay rent. We can offer insurance that protects your income in the case of rent arrears. We will also provide random visits and access for your tenants to 247 reporting services for maintenance and access to 247 payments systems.

 

3.Residential Fully Managed Service & HMO Full Management Service

This service is a variable from 8% -15% subject to the agreed rental amount and is negotiated by both parties after the property has received its rental value. As normal a £240 tenancy fee at the start of each new tenancy.

 

This is where we take full control of your property and this included all services offered for tenant find and rent collection. We will organise maintenance, inspections and check in’s and check out’s with no additional costs. You are provided statements monthly with your rent and any costs deducted if needed. With over 145 pieces of legislation governing landlords we are fully aware and up to date with all your responsibilities. Guaranteed rents are also available upon request.

All tenancy rental increases or renewal fees are fixed at £74 inclusive.
