Here’s a light-hearted story that highlights how easy it is for misconceptions to creep in — and how we resolved one happily for both sides.
One of our landlords rang, sounding quite certain:
“The tenant should be dealing with the boiler repair — after all, it’s their hot water!”
We gently explained that while tenants are responsible for day-to-day consumables (light bulbs, batteries, keeping the property clean), larger fixtures such as the boiler remain the landlord’s responsibility.
The landlord chuckled:
“Well, it was worth a try!”
When we spoke to the tenant, they were understandably worried. Hot water is essential, and the thought of footing a big repair bill was stressful. They were relieved to hear us explain:
Tenants are expected to look after the property on a daily basis, reporting problems promptly.
Landlords are responsible for maintaining the structure, heating, plumbing, electrics, and fixtures that came with the property.
We arranged for a qualified engineer to visit, and the boiler was repaired within the day. The tenant could enjoy their hot shower once more, and the landlord had peace of mind knowing the property was safe and compliant.
Both laughed about the initial mix-up, and the landlord admitted:
“I suppose I should stick to mowing the lawn on my own property and leave boilers to the professionals!”
