Late one evening, our out-of-hours line rang. A worried tenant reported:
“The electricity’s gone — it’s completely dark!”
We prepared for the worst: perhaps a power cut, a faulty fuse box, or even a major wiring fault. Our landlord was immediately contacted, ready to approve urgent works if necessary.
One of our contractors attended promptly. He checked the consumer unit… working perfectly. He checked sockets and appliances… all fine. Then, finally, he asked the tenant to show him exactly what had happened.
The tenant pointed to the ceiling. A single light bulb had blown.
With a polite smile, the contractor explained that bulbs are consumables — just like batteries in a remote control — and part of a tenant’s everyday responsibility. To add to the humour, the tenant admitted:
“I’ve never actually changed one before!”
Within minutes, a new bulb was fitted, and the tenant was left a little wiser.
The landlord was relieved that there was no serious fault, and the tenant promised to keep a small stock of bulbs on hand in future. Both parties laughed about the situation, and our team gently reminded everyone of the line between landlord repairs and tenant responsibilities.
This story reminds us that good property management isn’t just about fixing problems — it’s about guiding tenants and landlords with clarity and kindness. A little humour goes a long way, and a small misunderstanding became an opportunity for everyone to learn.
